Martha Flores
Vice President, General Manager
Martha has been in the escrow industry for over 37 years and with Coast Cities Escrow since 2018. Her career in the escrow industry started as a front office receptionist in 1984. Although the escrow industry was not part of her career plan, she quickly learned with education, hard work, and dedication, the opportunities for growth in escrow were endless. She has managed DFPI and DOI escrow companies since 1999. As an escrow officer Martha managed a variety of transaction types, including Residential, Commercial, 1031 Exchange, Refinances, Tracts, Seller Carry-Backs, AITD’s, and Short sales.
As a manager, Martha’s knowledge and experience in her field as well as her exceptional communication skills and the ability to encourage her teams with positivity and solution-based resolution for those complex transactions has helped her to build solid relationships not only with her teammates but also with her customers. She continues to possess high energy and passion for escrow, exceptional customer service skills, and believes that every client and consumer deserve phenomenal service from their escrow teams on every transaction.
Martha has a proven track record of organic business growth and building self-disciplined, self-managed and cohesive high-performing escrow units. What has yielded this success is her participative management style, where she empowers managers and supervisors to engage in the decision-making process, giving them ownership and pride in the overall success in their business.
When not working, Martha enjoys spending all of her extra time with her family either building memories by traveling or bonding and cooking together at home.
Lori Lane
Assistant General Manager
Lori Lane has been firmly established in the Southern California Escrow industry for more than 30 years. In her current role as Assistant General Manager she fosters a culture of “excellence in service” with all of her teammates and colleagues.
Prior to her 21 years at Coast Cities Escrow, Lori enjoyed her time at First American Title and Fidelity National Title acquiring valuable experience in commercial, resale and loan transactions. Her unique leadership style is formed from actual escrow desk experience combined with compassion and humor. She currently serves on the Board of the Escrow Institute of California; proudly promoting standards of excellence and continuing education for the escrow professional.
Lori’s Daily Mission: Provide support, counsel and appreciation to Coast Cities Escrow’s unique and talented escrow professionals. Her Daily Goal: Customer DELIGHT!
Outside the realm of the escrow world, Lori can be found planning and embarking on ocean cruises with her Mama and Aunt.
Nicole Hopkins

Nicole Hopkins’ career in escrow began in 2014 after a chance conversation revealed a natural alignment between her skills, personality, and passion for people. What started as curiosity quickly became a calling—one that has grown into a fulfilling career defined by service, relationships, and leadership.
As Vice President of Client Relations and Brand Strategy, Nicole is responsible for cultivating meaningful relationships with agents, clients, and business partners while shaping the overall brand presence and client experience at Coast Cities Escrow. Often serving as the first point of contact, she proudly serves as a brand ambassador, creating strong first impressions through her professionalism, industry knowledge, and approachable, upbeat demeanor.
Nicole’s leadership is deeply rooted in her “why”—being a full-time mom to her two teenage daughters, Marlee and Liv. They are her greatest motivation and inspiration, shaping her values around integrity, compassion, balance, and authenticity. This foundation carries into her professional life, where she is known for building trust, fostering connection, and leading with heart.
A passionate advocate for service, Nicole believes giving back is both a responsibility and a privilege. She proudly serves on the Board of Directors for the Live Like JoJo Foundation, contributing her time, energy, and leadership in support of its mission.
Nicole loves working at Coast Cities Escrow for its culture of trust, collaboration, and shared values. She appreciates the autonomy to lead creatively, build meaningful relationships, and the dynamic nature of her role—where no two days are ever the same.
Outside of work, Nicole prioritizes balance and personal growth—while having a whole lot of fun along the way. She enjoys spending quality time with her daughters, traveling, listening to country music, relaxing at the beach, and discovering new foodie favorites. A lifelong learner, she values personal development through books, podcasts, and meditation, which help her stay grounded, focused, and present in both her personal and professional life.

Terry Betancourt
Director of Trust Accounting

Terry Betancourt is Director of Trust Accounting here at Coast Cities Escrow. Terry has been with the company for over 25 years and the one thing she loves about Coast Cities is the relationships she has built with her coworkers.
Prior to Coast Cities, Terry worked at SMS for 14 years balancing recons, installing trust account software and training clients. It is this experience that Terry brought to Coast Cities along with her passion to aid her escrow officers in trust accounting issues and to protect the company and its clients from fraud and theft. During her time with Coast Cities, she has given talks to agents about things to be aware of during a transaction, rules and regulations governing checks, wires and clear funds, as well as tips to work with your escrow officer in protecting their clients.
When not working, Terry loves to travel with her husband.
